  1. There certainly are a lot of questions surrounding the topic of roof cleaning. Can you clean an asphalt shingled roof ? Can you clean a roof without harming the shingles ? What are the black streaks on my roof ? What will happen if I don't have my roof cleaned ?
    In many areas of the country roof algae ( Gloeocapsa Magma ) is becoming a major concern for homeowners. This type of algae needs three things to thrive. The right amount of sunlight ( or lack of sunlight ) a damp area, and food. Roofs have become a favored host for this algae because it offers everything needed.

    The algae feed on the crushed limestone that is used in the manufacturing of asphalt shingles. Limestone is used to keep the shingle flexible and also to help the fiberglass matting absorb the asphalt during production. North facing sections of roofs are the first areas that the algae become apparent. This is caused by the fact that it see's less sunlight, stays damp longer, and the food is there.

    Besides making a roof look very dirty and diminishing the home's curb appeal and value, what other damage is being done ? When the roof algae is not taken care of it prevents the shingles from reflecting the UV rays of the sun. Because the shingles cannot reflect heat from the sun, they start to fail prematurely. Signs of wear are curled corners, wavy or humped shingles, broke or loose shingles, and excessive amounts of granules from the shingles appearing in the gutters just to name a few.

    Most homeowners will notice and become concerned with the unsightly black streaks caused by the algae on their roof long before any serious damage is done.

    The good news is that shingles can be cleaned properly without harming the shingles. The major shingle manufacturers say so themselves. They even have guidelines and suggestions for the proper cleaning of asphalt shingles without harming them. The proper method includes a low pressure ( soft wash ) cleaner application followed by a light rinsing. This rinsing can either be done after the chemical application, or for better protection, the cleaner is allowed to dwell on the roof until a rain rinses the shingles. NOTE: Never allow a pressure washer to be used on your roof.

  4. It isn’t just aesthetics. While people like to say that dirty roofs lower a property’s value and may make it hard to sell, the “dirt†on a roof actually shortens its life span and can even present a health hazard. Furthermore, the “dark stains†on a roof act as a sponge to absorb the sun's heat, which causes a rise in the temperature inside a home or building, creating higher air conditioning bills.

    The dirt isn’t just dust – It’s alive. Some of the black or very dark roof stains are caused by a resilient type of algae, Gloeocapsa magma (a type of blue-green algae commonly found in climates with warm, humid summers). The algae grow in standing water, as well as in our lakes and ponds. The algal spores are carried to our roofs from the water sources by the wind and birds, and then from roof to roof where it grows and feeds on the limestone filler in asphalt shingles. Worse still, as the algae grow, they retain water and foster the growth of other roof inhabitants.

    The black stains are also very likely to harbor a number of molds or fungi. Unlike algae the fungi on our roofs lacks chlorophyll. They are unable to manufacture food from raw materials. So, it must get nutrition from some form of organic matter. To thrive, these heterotrophs, who used to be called saprophytes, also require a warm, humid environment.

    Fungi normally begin their life cycle as an airborne spore that settles on roofs, especially the asphalt-shingle ones. The spores on the northern exposure of the roof stand a better chance of survival because that portion of the roof is the last part to dry after a rain or morning dew. This raises the humidity on the surface of the shingle, thus creating a perfect feeding and breeding ground.

    The tar used in roofing is fossilized, dead organic matter -- and an important food source for fungi. Asphalt, at the granule base, is normally consumed first. Once these granules dislodge, accelerated deterioration will occur. Ceramic granules represent the outer hard shell that protects against hail and other falling debris. Ceramic granules protect against damaging UV radiation and insulate the roof against extreme heat. So you can understand that their dislodgement by the growing fungal colonies can be detrimental to our roofs’ longevity. Surprisingly, the blue-green algae are also food for the fungi.

    While not all mold (fungi) and algae pose a health danger, some are harmful, especially for us older folks, younger children and people who suffer from asthma and respiratory problems. Their spores, which are on your roof, can get inside your home because they end up on the driveway and walkways from rain, and are easily tracked inside. They can even be drawn into our air conditioning systems and eventually populate our ducts.

    Different mold species can have varying health effects, but it is important to remember that any excessive mold growth needs to be taken care of, regardless of the species. Any excessive mold growth can lead to increased allergies, toxicity, and house/building structural problems.

  8. I was on Angie's List reading customer reviews of roof cleaning companies. I came across this customer review which once again illustrates the wrong way to clean a roof. Out of respect I will not mention the company name. I am not so interested in speaking out against a company but do want to speak out against a bad practice.


    Customer quote:

    "I wasn’t too pleased with the service. They cleaned the roof. Instead of spraying something onto it to clean they used a power washer and left a mess behind on the back of the house. They knocked off the pebbles that were on the roofing squares and they are still coming down the gutters.  I have had to clean off my patio deck and the furniture from the pebbles."


    This customer is concerned about the mess due to the dislodged granules "pebbles" from the asphalt shingles caused by the damaging water pressure of the power washer. Unfortunately this customer now has much bigger concerns which include a shortened life span of the shingles, a shingle warranty that is now void and increased utility bills since the shingles ability to reflect the suns energy has been compromised. All caused by power washing.

     
    All this damage could have easily been prevented if the contractor used a soft wash process.   9. well we are back in full swing.. had a few jobs today, and one of them was our first roof of the season.... Kinda like riding a bike... but boy it feels good to be back in the swing.... Now hopefully the rain stays away cause we are BOOKED solid!!! The customer was amazed... couldn't believe how fast it came clean

Have you ever wondered what it is like to clean a composition roof at three stories above the ground?  Watch this video and you will see and feel what it is like.  Many more to come as the videos are edited.  Note the trigger gun used is a 12 gpm SS Suttner ST2700 and has been used for 3 years with no problem.  Many here have doubted that it would hold up.  Well it has and will save you from using too much roof cleaning chemicals and it has a feather trigger.  Yes it costs more than a PVC valve but it will save you time and money!

  14. I know this man personally, and he used this softwash system to clean roofs with. He decided to go full time into paver sealing.
    This is a great deal on a complete softwash system, and can be used for cleaning roofs and the softwashing of houses, etc, etc.

    I was just messaged this on Facebook by a Forum Member from South Africa, who wants to get into a Soft Wash Roof Cleaning Business. 
     
    Hi Chris. Please could you assist me in what the exact equipment one would need to start a small yet effective and efficient roof cleaning business. I live in South Africa, and I am having a look into a the possibility of doing this part time. South Africans do not soft wash...maybe it is time we alter our way of cleaning roofs and exteriors other than always using high pressure.   18. The Bobby Leach Student Life Center is a large multi-purpose facility on the campus of Florida State University. It houses not only an elevated walking / running track, but also an Olympic size swimming pool stadium, large gymnasium, and other various athletic department. The exterior is brick and synthetic stucco and has not been cleaned in years. Soon FSU will be celebrating the 25th anniversary of this complex and and in preparation for the party they're having it cleaned. Spray Wash Exterior Cleaning had the honor and pleasure of undertaking this project, and we think the results.... Well let's just say a picture is worth a thousand words!
     
    This was a fairly technical cleaning job. The Dryvit exterior has sadly been neglected over the past quarter century. It is very delicate and a soft-wash cleaning method had to be used to prevent damage form occurring to the exterior. Of course, this is located on the main campus of Florida State University so student traffic is always a concern.
