  1. Roof Washing Cascade,MI

We recently cleaned this homes roof in Cascade, MI. The home owner did not like the way his home was looking with all the black streaks on his roof. Nothing makes a beautiful home look terrible than having black streaks all over the roof. With a safe roof wash from Kleen Roof & Exterior, home owners no longer need to have a dirty roof.

  2. blog-0196622001372629096.jpgCertified Roof Cleaners, at the RCIA, have cleaned roofs for many years, without the damaging results of using a pressure washing machine.

Most of us started out pressure washing them, but could see the severe granule loss taking place on the shingles and turning the pressure down didn’t solve the problem.

First off, it takes a certain amount of pressure to remove the black algae – period! So, if it requires say 1000 psi of pressure at the gun tip, which will work on shingles, but not on most tile, then it’s semantics.

If at 2000 psi at the gun tip, we can clean a roof holding our pressure washer gun tip say 1 foot away, then, if I turn the pressure down to 1/2 that -1000psi -, Then, I have to move in to 6″ away to accomplish the same exact cleaning results.

In other words cutting the pressure in half, means you must get twice as close-that brings the actual pressure back to 2000psi. Try it with your garden hose and your hand! Same principle!

With tile, most roofs have at least a light glazing on top of a slurry coating {paint} as they come from the manufacturers. Pressure washing can remove or dull that glazing. If the roof has been pressure cleaned before and that glazing is mostly gone, then the slurry coating, creating your roofs coloring begins to be removed with that pressure. This will turn a red tile roof into a pinkish roof. It will turn other colors pale. Eventually, it will reach the plain cement the tile is made of, here and there, showing bare cement areas.

Some companies use a “Surface Cleaning Machine†and give their cleaning method nice names like shampooing your roof. These machines are made for flat surfaces and are great on driveways and cement parking lots, where almost no damage can occur.

They are the worst thing you can do to a tile roof though. The powerful jets are angled to cut sideways, also, they are set at an exact amount of inches above whatever surface they are set on. With flat cement that is perfect! Tile is not a flat surface, so the high parts get blasted badly, while the lower portions of the tile, barely come clean-if at all. If you went up and inspected such a cleaning job, you would find the former sharp, cut top edges to be somewhat rounded now. You would also find many small black lines of leftover, living algae. If any algae is left, it will continue to spread and need re-cleaning within 2 years!

An RCIA, Roofing Manufacturer Approved chemically cleaned, soft-washed tile roof is easily evenly coated and all algae is killed and disintegrated. That’s why a Non-Pressure Roof cleaning, as explained below, lasts just about twice as long as any type of pressure washing / shampoo style cleaning can.

Fortunately, you are not stuck having to accept roof damage in order to have a nice, clean, healthy roof!

Many years ago some of the roofing manufacturers, came up with a formula to “chemically clean†roofs, using no pressure at all. It’s called by a few names “Non-Pressure†“No-Pressure†Soft-Washing†“Chemical Cleaningâ€

many of us at RCIA started using this method and the chemicals specified by the roofing manufacturers themselves as well as their Roofing Manufacturers Association {ARMA} back in the 1990′s and found that it cleaned tile just as well as it cleaned shingles!

    The roofing manufacturers specify a mixture of about a 3-5% solution of Chlorine Bleach and a little TSP {Tri S Phosphate}

Nowadays, there’s always someone trying to sell you something. Non Bleach alternative chemicals are on the market and I try them as they come out. They all use the “Eco-Friendly†“Green†sales approach, to sell their chemicals with.

Many of us at RCIA have tried these new chemicals, but they did not do a nearly good enough job, for us to sell them to our customers. I personally tried Spray and Forget, Wet and Forget and M-1 Deck & Roof Cleaner. I do not believe I could satisfy my customers, with the less than "so so" results I got. Plus, the instructions on most of these say "Wait 2 or 3 months for results" That's the "FORGET" part :-)

Also, I like to know what I am spraying on your roof. On the label of these products, they do not tell you what chemicals are in the product. So, are they safe and eco-friendly? Who knows? So, none are products we could use on our customers roofs in good conscience. Plus, because, as I said, most of these new "gimmick" chemicals say the roof won't come clean for a few months after applying their chemicals. Try spraying a customers roof with one of these "homeowner specials" and then ask to be paid, telling them their roof will look good in a few months! Homeowners are smarter than that!

We do know what to expect from bleach though! We wash our clothes in it, disinfect our kitchen food preparation areas with it, swim in it in our pools and drink it in our city water etc! When it dries, it turns back into salt, which is what it is made from.

You can go to the websites below and read directly from the makers of your roofing. You will see that what this tech bulletin I made says, is what many makers of roofing also say.

The links below all say to clean roofs with the non-pressure RCIA method!

They all also say specifically "DO NOT PRESSURE WASH"

    {GAF Roofing Manufacturer}

    {ARMA Roofing Manufacturer Association Cleaning Bulletin}

{CORNING Roofing Manufacturer} Click number 1 "algae growth"

The ARMA also says not to allow anyone to apply any roof coatings. This is a common sales gimmick. Usually pressure washing companies-not roof cleaning companies-will pressure wash your roof and then sell you an after coating, which they claim will keep your roof clean 2 years. Any properly cleaned roof should stay clean longer than that, without paying for a Roof-A-Fung-A-Cide treatment, which the rain will wash right off!

They sell this stuff, because they want to reapply it every 2 years and lock you into a contract.

Read the ARMA warning below. http://www.asphaltroofing.org/sites/default/files/tech-bulletin/tb_227.pdf

Videos of me cleaning a couple of roofs:

  3. Here is a dramatic picture of a roof cleaning we did many years ago. This was one of the first roof washing's we did using the soft wash process. This roof washing was done in Ridgemoor Palm Harbor FL.

My good friend lives in Devonshire which is one of many subdivisions in the Ridgemoor area of Palm Harbor. This customer was told that there was no way that this roof could be cleaned, and they needed to replace it. This roof was one of the worst examples of Mold & Mildew I have ever seen.

I told the customer that I would bring their roof back to, or at least close to the original color with our Roof Washing process. So we applied our Chemical Roof Treatment with a soft wash process, there is little to no pressure applied to the roof during this process.

As you can see in this old picture how dramatic the difference is, we cleaned half the roof and took this picture. As you can figure the homeowners were thrilled that we could save them thousands of dollars and extend the life of their roof for several more years.

Don't be fooled by roofing companies, most roofs only need to be cleaned and not replaced. In FL you should be able to get between 15 and 20 yrs out of a well maintained roof.

If anyone in the Palm Harbor area is in need of a Roof Cleaning, please call for your free no obligation estimate 727-919-1591

Here is another example of a tile roof cleaning we did in the same subdivision. This roof Cleaning was done in Wescott Square in Ridgemoor Palm Harbor FL. We only cleaned half this roof for a customer, the other half was cleaned the next day when the other owners came home and seen the difference.

These are Villas and 2 units share a roof, so most of the time they get them done at the same time. These jobs pretty much sell themselves. We actually would do most of these Villas every 3 yrs or so. Got real friendly with all the homeowners in these subdivisions over the years and when they call us they know they are going to get the same Great Service they have become accustom to.

  5. blog-0139057001372454209.jpgYour shingled roof came with a zinc or copper particle as part them. That powdered zinc / copper will slowly leach itself out and stop algae infestations on the roofing. That usually lasts about 7 years. After about 7 years, you will see some graying coloration, often in streaks, but not always.

Then soon it will turn black with a tough algae known as Gloeocapsa magma. Once it starts infesting your roof and eating away at the limestone filler in the shingles, you will find quite a bit of your roofs coloration granules in your gutters, just from the strength of rainstorms.

Tile comes with no anti fungal properties, it relies on it's glazing, to let water run off and not saturate the tile, creating an algae infestation paradise. When it comes to shingles, we are talking about algae DAMAGE. Tile on the other hand is mainly just that it makes it look ugly! So, if ugly doesn't bother you, your tile roof will not be damaged by the Gloeocapsa magma growing on it. Of course, that wet black living algae will increase your air conditioning costs considerably, whether tile or shingle. In fact, a few years of high AC bills would have given you the money needed to have it professionally cleaned and a good job will last, so that you only need to re-clean it every 4 years or so!

I have been cleaning roofs here- based out of Englewood Florida, since 1989.

In 1989 I pressure washed all roofing, just as all the other pressure cleaning contractors did. That's all anyone back then knew how to do!

Fortunately for homeowners, the shingle roofing manufacturers got tired of paying for premature roof failure, due to pressure washing machines removing the granules, that protect and colored the shingled roofs, so those manufacturers came up with a totally new and non destructive manner of cleaning that black algae from their products. This process is called Non-Pressure Cleaning [ Or chemically cleaning, No-Pressure Cleaning and Soft-Washing ]

This was and is the only good answer to the problem! No more premature roofing failure due to blasting the granules off the roofs with power washing equipment! I bought the needed equipment { NO PRESSURE WASHER IS USED } and now I clean all roofs with this gentle, long lasting method.

More about tile in a minute, but at the following link you can read what these roofing manufacturers say to do. You will note that each one says "DO NOT PRESSURE WASH"

Tile roofing is a different story, when it comes to warranty claims. These manufacturers never had to deal with premature roof failure from algae eating away at the roofing, nor, for the most part, due to pressure washing damage. The reason is that pressure washing tile will remove the tiles glazing, etch / pit the tiles surface and blow pieces of the cement holding the ridgecaps in place off into space! However, the homeowner is not likely to be aware of that-thus, no claims!

Therefore, they are still in the dark ages, as to cleaning and have never cared to change their website wording and some suggest power washing the tile. I can reason things out, with all the roof cleaning experience I have though, so I clean tile in the same exact manner-gently, with Non-Pressure Cleaning!

As I said, I once pressure Cleaned Shingles and Tile, I noticed that the pressure washers blasting power removed the glazing on the tile and if the roof had been cleaned 1 two 3 or more times previous to my cleaning, by another pressure washing person, that they had already removed the glazing and I was now removing some of the slurry coating. The slurry coating is basically the factory paint job you see as color on the outside of the tile. Pressure washing can start turning that colored tile into a pale image of it's once new color. It can turn a red tile roof into a pinkish color eventually.

So, if roofing can be cleaned, without blasting it with a pressure washer, why not do a gentle cleaning on the tile roofing as well? Another point: a gentle chemical cleaning job lasts around 4 years, before it needs to be cleaned again. Pressure washed roofs generally need cleaning every 2 years. Some don't even last that long, as pressure washing does not totally kill off the Gloeocapsa magma, it just makes the black color, which is not the living plant itself, but a black shell it grows for it's protection.

Chemical cleaning completely erradicates every algae spore on the roof, without blowing it all over your property with a pressure cleaning ,machines' blast!

So, those are some facts for you, to help you make a sensible decision on how to have your Charlotte County Fl or Sarasota County Florida roof cleaned.

    Now, what about pressure cleaning?

It's perfect for cleaning surfaces you can stay a long distance from. This includes houses, mobile homes, manufactured homes, aluminum house soffit, fascia, gutter face trim, pool cages, enclosures, porches, decks and docks. It's also especially great when you want to take advantage of it's up close blasting power! Like for driveways or parking lots. In fact, that is also where a surface cleaning machine is used! { I own 2 of them-it's the yellow machine in one of the videos.

Some pressure washing companies are using these powerful cutting jet machines to clean roofs!!! OUCH!!!

Unbelievable to me! These people will do anything to get your money, with little operating costs to themselves and no care for the damage they inflict on your tile, or, heaven forbid on your shingles! To make it sound gentle { It Ain't! }, some say they are using it for shampooing roofs! Ha ha! I know better!

Here are some videos I have made to show you just how roofing really should be cleaned, based on the roofing manufacturers specifications for cleaning. I will also add video showing a Cement Surface cleaning machine operating, with us cleaning a driveway with it.

Lastly there will be a video about my business.

Thank you for reading my blog and this information will be of help to you I am sure, to not damage your roof, using any process to get the black algae cleaned off, other than soft washing it, with a no-pressure, chemical cleaning system!

  6. blog-0306193001372450511.jpgPort Charlotte took a heavy hit from Hurricane Charlie when it slammed through our area in 2004.

many of the roofs in Port Charlotte and Punta Gorda Florida were replaced back then.

It's been 9 years now and most of those new roofs are now covered in black algae. New shingled roofs come with a zinc or copper particle [powder] on them, that slowly leaches itself out and stops algae from infesting the roofing. That usually lasts about 7 years and then you will see the black algae [gray at first] start infesting your roof and eating away at the limestone filler in the shingles.

Tile comes with no anti fungal properties, it relies on it's glazing, to let water run off and not soak into the tile, creating a perfect environment for algae infestation. On shingles, we are talking about algae DAMAGE. On tile it's just ugly and can that wet black living algae [plant] will increase your AC costs, on tile and shingle.

I have been cleaning roofs here in Charlotte county Florida, as well as Sarasota County, since 1989.

It's called Non-Pressure Cleaning [ Other terms are chemically cleaning, No-Pressure Cleaning and Soft-Washing}

This was and is the answer! No more premature roofing failure due to blasting the granules off the roofs! I got on board and now clean all roofs with their method.

I will talk more about tile in a minute, but here is where you can read what these roofing manufacturers say to do. You will note that each one says "DO NOT PRESSURE WASH"

Tile roofing manufacturers never had to deal with premature roof failure, due to pressure washing damage. Therefore, they are still in the dark ages, as to cleaning and have never cared to suggest the same Soft Wash method for their tile. Nevertheless, I clean tile in the same exact manner-gently, with Non-Pressure Cleaning!

Back when I pressure Cleaned Tile, I did notice that the pressure removed the glazing on the tile and if I was following another pressure washing job done a couple of years before that, they had removed the glazing and I was now removing some of the slurry coating. The slurry coating is basically the factory paint job on the outside of the tile. Pressure washing can start turning your colored tile into a pale image of it's once new color. It can make a red tile look pinkish eventually.

Common sense says that if roofing can be cleaned, without blasting it with a pressure washer, why not use that common sense and do a gentle cleaning. Another thing I have noted, is that a gentle chemical cleaning job generally lasts 4 years, before it needs cleaning again. Pressure washed roofs generally need cleaning every 2 years.

So, those are some facts for you, to help you make a sensible decision on how to have your Charlotte County Fl or Sarasota County Florida roof cleaned.

    So, what about pressure cleaning?

It's just the ticket for surfaces you can stay a long distance from, like houses, aluminum trim, pool cages, decks and docks. This roof cleaning was done in Heritage Springs it was a shingle roof that was very dirty, and the homeowner was thinking about getting a new roof.

After discussing our roof cleaning process to them they decided to give roof cleaning a try before spending Thousands on a new roof. As you can see in the pictures the roof was covered in mildew and our soft roof cleaning process has eliminated all the harmful mildew from the roof, leaving it looking like new again.

The homeowners were thrilled at the outcome and were very happy that we saved them thousands of dollars on an unnecessary roof replacement. Rotonda West is all about golf! Golf courses and lots of beautiful homes.

Unfortunately, many of those homes have beautiful structure and nice landscaping, but have roofs covered in unsightly black algae discolorations.

Many homeowners may think "I need to get my roof pressure washed"

That's common thinking, but the exact opposite of what the roofing manufacturers say. They say "DO NOT PRESSURE WASH"

You can read their statements here for yourself-

Here at Chuck Bergman Roof Cleaning, we clean roofs in Rotunda West the way the roofing manufacturers say to.

Pressure Cleaning is just too rough on roofing, plus it only lasts about 2 years. The method we use, as specified by the manufacturers, lasts about 4 years.

On top of that, some pressure cleaning companies in Rotunda West will try to sell you either a "maintenance program" or a spray on product, that's supposed to keep your roof clean for up to 2 years. well, obviously, you are getting nothing for this "Field Coating" as it lasts no longer than even a simple pressure washing job lasts!

Worse yet, some, if not all, of these coatings could damage your roofing or void your warranty.

You can read that for yourself right here- http://www.asphaltroofing.org/sites/default/files/tech-bulletin/tb_227.pdf

  13. Is the roof of your home being eaten by mold, algae and moss?

Here is a home in Mechanicsburg Pennsylvania near Dillsburg PA that we cleaned using our no-pressure roof cleaning system to kill the algae and to remove the black streaks that stained the shingles.

The roof on this PA home had a lot of moss growing and feeding off of the limestone that the shingles are made up of and was deteriorating the shingles while making the home look much older than it is!! With the moss growing on the shingles we had to take extra precaution and extra procedures to safely remove the moss and algae to restore the roof back it's clean state.

From pressure washing the siding, squeegee cleaning the windows and power washing the concrete sidewalks we had the home sparkling like new again when we were finished using our cleaners.

Santa Cruz county has a unique micro climate. Instead of summer warmth, many coastal areas are covered in a marine layer throughout much of the day. This consistent moisture level provides the perfect conditions for the Cyanobacteria Gloeocapsa Magma, the 'algae' responsible for the dark roof stains visible on roofs throughout the county. This bacteria retains even more moisture, allowing moss and lichen to grow and flourish.

The ideal time to have your roof cleaned is before moss begins to take hold. We offer the only service suggested by the roof manufacturers themselves such as ARMA and GAF. Results are immediate and long lasting.

Consider some other reasons you should trust "Pacific Roof Cleaning":

    * The only certified roof cleaning contractor in California
    * We do not use pressure to clean roofs, as suggested by shingle manufacturers
    * We are a licensed and insured contractor with workers compensation on all employees
    * We are a certified NRCIA roof inspector and carry an A+ rating with the BBB
    * We have a proven track record of amazing results without damage to property including trees and plants
    * Our crews are uniformed, professional and conscientious
    * We have an extensive knowledge of the causes and proper solutions for dirty roofs
    * We are genuinely friendly and courteous

Chuck Bergman And Son Pressure Cleaning

    10493 Greenway Ave

    Englewood, Florida

I started out as just a pressure cleaning service here in Englewood Florida in 1989, and although we don't use any pressure to clean tile or shingle roofing, we do professionally pressure clean houses, pool areas, decking and concrete surfaces here in Englewood daily.

For concrete, we have a special machine called a

"Flat Surface Cleaner" or Cement Surface Cleaner"

You will see me using this pressure cleaning machine on driveways and sidewalks here in Englewood Florida on my home page slideshow, and on my Flickr photos link, below.

    Pressure Cleaning Of House Exteriors

With proper maintenance, your home can grow in value while being a source of pride for you and your family. Chuck Bergman Pressure Cleaning services Englewood Florida, and provides cleaning services to homeowners who wish to restore and protect their greatest investment -- their home.

Keeping the exterior of your Englewood FL home clean can do more than just make your house more appealing. It can also increase its value and extend the life of the products used to cover the outside of your home, which can save you thousands of dollars in repair costs. Our Cleaning services are very affordable, especially when you consider the benefits of pressure cleaning your home in terms of future savings for home maintenance.

You can certainly attempt to power wash your home yourself, but If you do not have the proper equipment, know which pressure cleaning products are right for the job, or know how to safely operate a power washer without causing damage to your home, it may be in your best interest to hire a licensed and insured Englewood Florida cleaning contractor like us instead.

Pressure Cleaning Vinyl or Aluminum Siding

Vinyl siding cleans up with very little pressure needed. However, certain steps should be taken to ensure the work lasts for extended periods of time. One of the misconceptions about pressure cleaning houses in Englewood covered with vinyl siding, is that a simple garden hose is all that's required. This is not true, and if your main reason for cleaning the house is to remove mildew, then you will soon find out that simply Pressure Cleaning The House was only a temporary fix, as the mildew will usually return within under a year, especially in our warm, damp climate, here in Englewood Florida.

To keep the vinyl siding looking new for longer periods of time, a wax mix can be added to the pressure cleaning process, which will help the vinyl resist the growth of Florida mildew, as well as reduce the amount of dirt that sticks to the siding. Adding the wax as a 3rd step in the pressure cleaning process will save you money in the long run.

It will also protect the vinyl siding from the outdoor Florida elements we have here in Englewood. No different than applying wax to your car to protect the finish. You wouldn't want to skip that step for too long or the finish will start to look discolored and everything that touches it sticks, that is the same thing that happens to your home.

Not just any wax mixture is beneficial. With our 23 years experience here in Englewood Florida in the pressure cleaning business, we have obtained the best formula, for each individual home's exterior!

If you think you will want wax applied, ask us for a price when you call, so we can bring the wax & applicator jet.

Most wax applications cost about $40.00 extra.

Pressure Cleaning for Concrete Driveways, Walkways and Sidewalks

Cleaning concrete is one of the tasks that can change your "Curb Appeal" quite literally! Concrete is very porous which allows dirt and other debris to bed deep into the concrete, resulting in a situation where high powered commercial pressure washing machines, as well as professional concrete cleaning machines, are the only sure means of removal.

Pool Decks & Pressure Cleaning Screened Enclosures

Pool areas can definitely be safely and effectively cleaned. Not only can the nasty cobwebs and bug debris be cleaned from the nylon mesh, but also the green & black mildew / fungus and algae can be removed from the metal framework as well.

Our father and son "ONLY" business, licensed and insured to clean in Englewood Florida, accomplish this cleaning task with low to medium pressure by using special "long reach" wands, when needed, along with pressure adjusting valves and tips. Carefully "water sweeping" the mesh clean of debris after using a mild chemical solution to dissolve the organic mold and algae staining right off the metal frame's surface. It's as safe and easy as that!

  16. Walker is a great suburb of Grand Rapids, MI. With the great school systems, bike trails, churches and millennium park, it is a great place to raise a family. Like many of the homes around Grand Rapids, the homes in Walker are also prone to having dirt and mold on the exterior. Kleen Roofs & Exteriors safely cleans vinyl, aluminum, wood, and cedar siding using our non-pressure, soft wash system. Leaving the exterior of your home once again looking great ! Vinyl siding is a durable, low-maintenance material that is both attractive and cost-efficient, which makes it a popular choice for the exteriors of homes. Despite it high durability, the siding on your home is exposed to the harsh effects of the elements, but periodic cleaning will help keep it looking great. To keep the exterior looking great for years to come, the siding should be cleaned at least once a year.

This is a home in Walker that we safely washed the siding on with our non-pressure system. It had years of grime and dirt on it, and heavy mold growth on the area's that did not see much sun.
