  1. Out again today for more roof washing. Today we were in Oldsmar Florida. This was a repeat customer that we did 3 yrs ago. That is about how long we get on a roof cleaning down here in Florida. Some will last a little longer and some a little less depending on the amount of rain or shade a roof gets.

    This is a huge subdivision down in Oldsmar Fl called East Lake Woodlands. There are homes in here that range from small villas to huge single family homes. This home was close to 4000 sq ft in size and the roof was in need of our service as u can see in the pictures below.

  2. This was the second roof washing we did today. This was a dirty shingle roof in Heritage Springs which is located on the border of Trinity and New Port Richey FL. Very nice golf course community and they have a great clubhouse with awesome food. We will normally stop there for lunch when we are in this subdivision cleaning roofs.

    Here are a few pictures of the shingle roof, as you can see it was in need of a washing. We applied our chemical roof wash with No Pressure and got great results as always. Before we even pulled away from this home we booked 2 more roof cleanings on the same street.

    I started out here as just a pressure washing company in 1989. My son joined me in my business in 1994 and has worked steadily with me ever since.

    We no longer blast roofing clean with a pressure washing machine, as it's not necessary and causes too much damage to roofing materials.

    Do not mix butyl based products with sodium hypochlorite (bleach) or other

    oxidizers. Bleach is an oxidizer and butyl is a solvent. Mixing solvents with

    oxidizers has to potential to generate heat and possible polymerization.

    2-Butoxyethanol (Butyl Cellusolve), Butyl Acetate (Ethylene glycol, Glycol ether

    EB), d-limonene (citric acid) are the most common. All are solvents and most are

    flammable, combustible and toxic. Solvents are chemicals that break down other

    chemicals which make them good for degreasers, paint thinners, inks, etc.

    Sodium hypochlorite, sodium hydroxide, sodium percarbonate, etc are oxidizers.

    Oxidizers change compounds from one thing to another, not dissolve it all

    together. Bleach doesn't dissolve mildew, it rearranges its molecules essentially

    killing it.

    So when you mix butyl and bleach and apply it to a substrate, you then have one

    chemical (butyl) trying to dissolve the dirt and everything else it comes into

    contact with including the other chemical while the bleach is trying to do the

    opposite, you set up the possibility for a chemical reaction. It's not likely anything

    will happen other than maybe generate some heat and eventually may gel making

    it unusable, except with acetate which could combust.

    Mixing sodium hydroxide and sodium hypochlorite is OK because they are both

    oxidizers and both alkaline which means they are both trying to achieve the same

    result.

  7. Out Cleaning Roof's today in Beautiful Tarpon Springs FL. We did a Tile Roof Cleaning in Crescent Oaks, this is a beautiful golf community located between Trinity & Palm Harbor FL. Tarpon Springs is a Great town, I keep my boat docked there as well, and I try to get down to the Sponge Docks as much as possible to eat at my favorite restaurant Hellas.

    We had a few roof on the schedule for today so we started early so we don't get sun stroke...lol It has been extremely hot, and up on the roof you can add another 20 degrees hotter to the mix.

    As you can see from the pictures this pink tile roof was in need of our cleaning service. We applied our roof cleaning process and brought back the natural color to the tile. Removing all the mold & mildew from the roof not only makes it look new again, but also makes the roof last longer.

  8. We were out again in Palm Harbor FL doing a few Roof Cleaning jobs. Got a call from a customer who said we did her neighbor's home and wanted us to come out and clean her Roof as well.

    Hawks Landing is a subdivision that is part of Ridgemoor, It is an upscale subdivision with very high end homes, most of the roofs are tile. Our customer was not familiar with the roof cleaning service because she has just moved down from up north and never had this done before.

    We gave her a quick education on Mold & Mildew here in FL, we told her it was the State Flower...lol. After a short run down on how we would proceed with the Roof cleaning she was satisfied with our process and we continued with the job.

    As you can see from the pictures, it has been sometime since her roof was cleaned last. We chemically treated her roof with our mix and covered all plants & shrubs in the drip zone. We also water before during and after the cleaning process.

  9. We were out today Roof Washing in Lansbrook subdivision in Palm Harbor Florida. This is another beautiful Golf Course community with Great Curb Appeal. Today's roof cleaning was a large 4200 sq ft Barrel Tile Roof that was very dirty and needed to be cleaned before the painters come next week.

  13. The rain has been constant, and so are the calls for Roof Cleaning. With all this rain we have been trying to catch up on roof washing and it had been challenging. We were in Crescent Oaks Subdivision again today for a few Roof Cleaning jobs.

  14. Cedar Shake siding cleaning Grand Rapids

    The owner of this home in Grand Rapids in the East Town area called Kleen Roof & Exterior to have a soft wash cleaning done on the cedar shake siding. This area of Grand Rapids is seeing a revival and these old houses are starting to be fixed up. The owner did not want to have a pressure washer used to clean this old cedar.   15. Here is a roof we cleaned in Trinity FL. The homeowners of this home watched us clean their neighbors roof and were very impressed by our service. Like anything in business, your work speaks for itself.

    They were concerned about their landscaping around their home, but noticed that we cover most plants and come with 600 gal of our own water to rinse before during and after roof application.   16. We were in beautiful Palm Harbor FL today. We were called out by a new customer to do their roof cleaning. We were in the Crescent Oaks subdivision which is on the border of Tarpon Springs & Palm Harbor. This is a Great golf community very well kept gated subdivision.

    The tile roof was black with Mold & Mildew hiding the original red color tile. We arrived early because we had multiple roof cleanings to do in the area. As you can see in the pictures this roof was in need of our cleaning services.   17. We were called by one of our property Managers to do some roof cleaning at their condo complex in beautiful Clearwater FL. This complex is right on the canals that lead out to the Gulf Of Mexico. We do their roof cleaning every few years or so, this complex has close to 300 condos.

    We went to Clearwater this morning to clean just 12 of these roofs, these are the last 12 old roofs. All 300 will be done again on the next cleaning. As you can see by the pictures they are real small roofs and real close properties making it easy to clean many at once. They have a very nice marina that is walking distance for the homeowners, how nice is that.

    This is real Florida living, although these units are close to 40 yr old, it is kept up very well. They have a great maintenance schedule which keeps this community clean and looking Great !!

  18. Here is a beautiful home in Clearwater FL. We did a roof cleaning on this home with a soft wash process. The homeowner is from NYC and this is a second home for her. When she called me she had no idea that the roof could be cleaned, this is something she never heard of up in NY.

    She called me because we did the roof cleaning for her neighbor across the street. He told her that her roof needed to be cleaned and that it will look like a whole different color. So she hired us to soft wash her roof, and when we were done she could not believe the difference. Once we got done she had us back to do her patio which was equally as bad.

  20. blog-0196622001372629096.jpgCertified Roof Cleaners, at the RCIA, have cleaned roofs for many years, without the damaging results of using a pressure washing machine.

    Most of us started out pressure washing them, but could see the severe granule loss taking place on the shingles and turning the pressure down didn’t solve the problem.

    First off, it takes a certain amount of pressure to remove the black algae – period! So, if it requires say 1000 psi of pressure at the gun tip, which will work on shingles, but not on most tile, then it’s semantics.

    If at 2000 psi at the gun tip, we can clean a roof holding our pressure washer gun tip say 1 foot away, then, if I turn the pressure down to 1/2 that -1000psi -, Then, I have to move in to 6″ away to accomplish the same exact cleaning results.

    In other words cutting the pressure in half, means you must get twice as close-that brings the actual pressure back to 2000psi. Try it with your garden hose and your hand! Same principle!

    With tile, most roofs have at least a light glazing on top of a slurry coating {paint} as they come from the manufacturers. Pressure washing can remove or dull that glazing. If the roof has been pressure cleaned before and that glazing is mostly gone, then the slurry coating, creating your roofs coloring begins to be removed with that pressure. This will turn a red tile roof into a pinkish roof. It will turn other colors pale. Eventually, it will reach the plain cement the tile is made of, here and there, showing bare cement areas.

    Some companies use a “Surface Cleaning Machine†and give their cleaning method nice names like shampooing your roof. These machines are made for flat surfaces and are great on driveways and cement parking lots, where almost no damage can occur.

    They are the worst thing you can do to a tile roof though. The powerful jets are angled to cut sideways, also, they are set at an exact amount of inches above whatever surface they are set on. With flat cement that is perfect! Tile is not a flat surface, so the high parts get blasted badly, while the lower portions of the tile, barely come clean-if at all. If you went up and inspected such a cleaning job, you would find the former sharp, cut top edges to be somewhat rounded now. You would also find many small black lines of leftover, living algae. If any algae is left, it will continue to spread and need re-cleaning within 2 years!

    An RCIA, Roofing Manufacturer Approved chemically cleaned, soft-washed tile roof is easily evenly coated and all algae is killed and disintegrated. That’s why a Non-Pressure Roof cleaning, as explained below, lasts just about twice as long as any type of pressure washing / shampoo style cleaning can.

    Fortunately, you are not stuck having to accept roof damage in order to have a nice, clean, healthy roof!

    Many years ago some of the roofing manufacturers, came up with a formula to “chemically clean†roofs, using no pressure at all. It’s called by a few names “Non-Pressure†“No-Pressure†Soft-Washing†“Chemical Cleaningâ€

    many of us at RCIA started using this method and the chemicals specified by the roofing manufacturers themselves as well as their Roofing Manufacturers Association {ARMA} back in the 1990′s and found that it cleaned tile just as well as it cleaned shingles!

    The roofing manufacturers specify a mixture of about a 3-5% solution of Chlorine Bleach and a little TSP {Tri S Phosphate}

    Nowadays, there’s always someone trying to sell you something. Non Bleach alternative chemicals are on the market and I try them as they come out. They all use the “Eco-Friendly†“Green†sales approach, to sell their chemicals with.

    Many of us at RCIA have tried these new chemicals, but they did not do a nearly good enough job, for us to sell them to our customers. I personally tried Spray and Forget, Wet and Forget and M-1 Deck & Roof Cleaner. I do not believe I could satisfy my customers, with the less than "so so" results I got. Plus, the instructions on most of these say "Wait 2 or 3 months for results" That's the "FORGET" part :-)

    Also, I like to know what I am spraying on your roof. On the label of these products, they do not tell you what chemicals are in the product. So, are they safe and eco-friendly? Who knows? So, none are products we could use on our customers roofs in good conscience. Plus, because, as I said, most of these new "gimmick" chemicals say the roof won't come clean for a few months after applying their chemicals. Try spraying a customers roof with one of these "homeowner specials" and then ask to be paid, telling them their roof will look good in a few months! Homeowners are smarter than that!

    We do know what to expect from bleach though! We wash our clothes in it, disinfect our kitchen food preparation areas with it, swim in it in our pools and drink it in our city water etc! When it dries, it turns back into salt, which is what it is made from.

    The ARMA also says not to allow anyone to apply any roof coatings. This is a common sales gimmick. Usually pressure washing companies-not roof cleaning companies-will pressure wash your roof and then sell you an after coating, which they claim will keep your roof clean 2 years. Any properly cleaned roof should stay clean longer than that, without paying for a Roof-A-Fung-A-Cide treatment, which the rain will wash right off!

    They sell this stuff, because they want to reapply it every 2 years and lock you into a contract.

  21. Here is a dramatic picture of a roof cleaning we did many years ago. This was one of the first roof washing's we did using the soft wash process. This roof washing was done in Ridgemoor Palm Harbor FL.

    My good friend lives in Devonshire which is one of many subdivisions in the Ridgemoor area of Palm Harbor. This customer was told that there was no way that this roof could be cleaned, and they needed to replace it. This roof was one of the worst examples of Mold & Mildew I have ever seen.

    I told the customer that I would bring their roof back to, or at least close to the original color with our Roof Washing process. So we applied our Chemical Roof Treatment with a soft wash process, there is little to no pressure applied to the roof during this process.

    As you can see in this old picture how dramatic the difference is, we cleaned half the roof and took this picture. As you can figure the homeowners were thrilled that we could save them thousands of dollars and extend the life of their roof for several more years.

    Don't be fooled by roofing companies, most roofs only need to be cleaned and not replaced. In FL you should be able to get between 15 and 20 yrs out of a well maintained roof.

    Here is another example of a tile roof cleaning we did in the same subdivision. This roof Cleaning was done in Wescott Square in Ridgemoor Palm Harbor FL. We only cleaned half this roof for a customer, the other half was cleaned the next day when the other owners came home and seen the difference.

    These are Villas and 2 units share a roof, so most of the time they get them done at the same time. These jobs pretty much sell themselves. We actually would do most of these Villas every 3 yrs or so. Got real friendly with all the homeowners in these subdivisions over the years and when they call us they know they are going to get the same Great Service they have become accustom to.

That powdered zinc / copper will slowly leach itself out and stop algae infestations on the roofing. That usually lasts about 7 years. After about 7 years, you will see some graying coloration, often in streaks, but not always.

    Then soon it will turn black with a tough algae known as Gloeocapsa magma. Once it starts infesting your roof and eating away at the limestone filler in the shingles, you will find quite a bit of your roofs coloration granules in your gutters, just from the strength of rainstorms.

    Tile comes with no anti fungal properties, it relies on it's glazing, to let water run off and not saturate the tile, creating an algae infestation paradise. When it comes to shingles, we are talking about algae DAMAGE. Tile on the other hand is mainly just that it makes it look ugly! So, if ugly doesn't bother you, your tile roof will not be damaged by the Gloeocapsa magma growing on it. Of course, that wet black living algae will increase your air conditioning costs considerably, whether tile or shingle. In fact, a few years of high AC bills would have given you the money needed to have it professionally cleaned and a good job will last, so that you only need to re-clean it every 4 years or so!

    I have been cleaning roofs here- based out of Englewood Florida, since 1989.

    In 1989 I pressure washed all roofing, just as all the other pressure cleaning contractors did. That's all anyone back then knew how to do!

    Fortunately for homeowners, the shingle roofing manufacturers got tired of paying for premature roof failure, due to pressure washing machines removing the granules, that protect and colored the shingled roofs, so those manufacturers came up with a totally new and non destructive manner of cleaning that black algae from their products. This process is called Non-Pressure Cleaning [ Or chemically cleaning, No-Pressure Cleaning and Soft-Washing ]

    This was and is the only good answer to the problem! No more premature roofing failure due to blasting the granules off the roofs with power washing equipment! I bought the needed equipment { NO PRESSURE WASHER IS USED } and now I clean all roofs with this gentle, long lasting method.

    Tile roofing is a different story, when it comes to warranty claims. These manufacturers never had to deal with premature roof failure from algae eating away at the roofing, nor, for the most part, due to pressure washing damage. The reason is that pressure washing tile will remove the tiles glazing, etch / pit the tiles surface and blow pieces of the cement holding the ridgecaps in place off into space! However, the homeowner is not likely to be aware of that-thus, no claims!

    Therefore, they are still in the dark ages, as to cleaning and have never cared to change their website wording and some suggest power washing the tile. I can reason things out, with all the roof cleaning experience I have though, so I clean tile in the same exact manner-gently, with Non-Pressure Cleaning!

    As I said, I once pressure Cleaned Shingles and Tile, I noticed that the pressure washers blasting power removed the glazing on the tile and if the roof had been cleaned 1 two 3 or more times previous to my cleaning, by another pressure washing person, that they had already removed the glazing and I was now removing some of the slurry coating. The slurry coating is basically the factory paint job you see as color on the outside of the tile. Pressure washing can start turning that colored tile into a pale image of it's once new color. It can turn a red tile roof into a pinkish color eventually.

    So, if roofing can be cleaned, without blasting it with a pressure washer, why not do a gentle cleaning on the tile roofing as well? Another point: a gentle chemical cleaning job lasts around 4 years, before it needs to be cleaned again. Pressure washed roofs generally need cleaning every 2 years. Some don't even last that long, as pressure washing does not totally kill off the Gloeocapsa magma, it just makes the black color, which is not the living plant itself, but a black shell it grows for it's protection.

    Chemical cleaning completely erradicates every algae spore on the roof, without blowing it all over your property with a pressure cleaning ,machines' blast!

    So, those are some facts for you, to help you make a sensible decision on how to have your Charlotte County Fl or Sarasota County Florida roof cleaned.

    Now, what about pressure cleaning?

    It's perfect for cleaning surfaces you can stay a long distance from. This includes houses, mobile homes, manufactured homes, aluminum house soffit, fascia, gutter face trim, pool cages, enclosures, porches,decks and docks. It's also especially great when you want to take advantage of it's up close blasting power! Like for driveways or parking lots. In fact, that is also where a surface cleaning machine is used! { I own 2 of them-it's the yellow machine in one of the videos.

    Some pressure washing companies are using these powerful cutting jet machines to clean roofs!!! OUCH!!!

    Unbelievable to me! These people will do anything to get your money, with little operating costs to themselves and no care for the damage they inflict on your tile, or, heaven forbid on your shingles! To make it sound gentle { It Ain't! }, some say they are using it for shampooing roofs! Ha ha! I know better!
